About Business Bay
Business Bay, as the name suggests, is Dubai's bustling hub for business and commerce. Inspired by iconic locations like Manhattan in New York and Ginza in Tokyo, it started taking shape back in 2003. By 2017, it had caught the attention of Lonely Planet, earning a spot among the top-five must-visit places.
Here, you'll find a mix of skyscrapers housing offices, banks, shops, luxury hotels, homes, and entertainment spots. The area spans a whopping 79,975,854 square feet and is set to be home to 240 towering buildings once construction wraps up. Adding to its allure is the stunning Dubai Water Canal, which snakes through the heart of Business Bay. Along its banks, you'll discover a wealth of dining options, cultural attractions, and entertainment venues, including the renowned aqua theatre, La Perle.
This is a multicultural area with a vibrant cosmopolitan atmosphere that attracts young professionals from all over Dubai. Residences are often bought and rented by foreigners who work in the Business Bay area itself or in the nearby areas of Downtown Dubai and Dubai International Financial Center (DIFC).
Business Bay Infrastructure
Business Bay sits to the south of Downtown Dubai, a hotspot for cultural and tourist attractions in the city. It's neighbored by Al Quoz and Dubai Design District and is conveniently close to DIFC and Jumeirah Beach. Up north, you'll find the bustling Sheikh Zayed Road, Dubai's main highway connecting it to all corners of the Emirate and Abu Dhabi. Meanwhile, Al Khail Road to the south offers another major route. Plus, Dubai International Airport is just a 15-minute drive away via the E11 route.
Public Transport in Business Bay
To reach Business Bay, you have several options like metro, bus, taxi, or rental car. You can even take a ferry along the canal!
The closest metro station is Business Bay (on the red line), just a short walk from the district center. If you're coming from Downtown Dubai, Burj Khalifa/Dubai Mall metro station is around a 20-minute walk away.
Around Business Bay, you'll find about 20 bus stops, with routes like No. 50, F14, F19A, F19B, and F41 being the most popular.
For those with cars, the area has good parking options. Residents usually get parking spaces with their apartments, which is super convenient given the high demand for parking. There's also free parking on Al A’amal Street and private lots charging around AED 10 (USD 2.7) per hour.

If you want to rent, studios start at AED 28,000 (USD 7,700) per year, and one-bedroom apartments start at AED 38,000 (USD 10,500).
There are also some hotel apartments available for purchase. These are like regular apartments but with hotel services. You can buy them for your own luxury living or rent them out to tourists. Prices for hotel apartments start at AED 450,000 (USD 122,500). For example, The Vogue has some serviced apartments for sale.
In Business Bay, you can find penthouses starting from AED 1,040,000 (USD 285,000). You also have the option to buy an entire floor of a tall building and design it as you like. For example, you could split the floor into separate apartments or offices and rent them out individually. The minimum price for a whole floor is AED 9,000,000 (USD 2,450,000).
If you're looking for something even bigger, you can buy an entire skyscraper in Business Bay. The starting price for this kind of purchase is AED 138,000,000 (USD 37,600,000).
Business Bay also has some villas and duplexes, although they're not as common. These are usually located on the lower levels of tall buildings, but there are also unique floating houses along the canal called Marasi. Prices for these villas start from AED 2,000,000 (USD 545,000), and the minimum annual rent is AED 175,000 (USD 48,000).
Sightseeing and Entertainment at Business Bay
Business Bay has some fantastic attractions to explore. One of the highlights is the Dubai Canal, stretching over 10,498 feet. It's like an extension of the natural Dubai Creek, offering a beautiful promenade with tracks for running and cycling. You can't miss the illuminated waterfall under the Sheikh Zayed Road bridge, especially stunning at night. Plus, special bridges let you cross the canal on foot, making it both beautiful and practical as it connects Business Bay to the old part of Dubai.
Then there's the JW Marriott Marquis Hotel, standing tall at 1,164 feet. It used to be the tallest hotel until the Gevora Hotel was built in 2018. Still, it's one of the busiest hotels in Dubai, offering luxury and comfort for visitors.
For entertainment, head to La Perle by Dragone Theatre in Al Habtoor City. Here, you can witness breathtaking acrobatic water shows created by the renowned Italian theater director, Franco Dragone. It's a must-see experience!
In Business Bay, you can't miss The Opus skyscraper, a unique creation by Omniyat. Completed in 2020, it's a marvel of design, with mirrored walls and a striking central void. At night, it lights up, adding to its futuristic appeal. Designed by the legendary architect Zaha Hadid, The Opus offers a mix of restaurants, hotel rooms, private residences, and office spaces for rent. Zaha Hadid, the first woman to win the prestigious Pritzker Prize, and even received an honor from Queen Elizabeth II herself.
Although there are not so many ‘tourist’ attractions in Business Bay itself, from here one can reach Dubai’s main attractions located in Downtown Dubai in just 7-10 minutes:
- The Burj Khalifa, the tallest building in the world (163 floors, 2,723 ft) with observation decks offering stunning views of the whole of Dubai.
- The Dubai Fountain, the largest singing fountains on the planet.
- Dubai Opera, an incredible performing arts center in the form of a d-how shape to honor Dubai’s maritime history.
- The Dubai Mall, the world’s largest shopping and entertainment complex with an area of 12,916,692 sq. ft, which is home to the Dubai Aquarium & Underwater Zoo, Dubai Ice Rink, an authentic dinosaur skeleton, EKart Zabeel electric karting, hundreds of boutiques, restaurants, spas and other entertainment.
- Souk Al Bahar, a shopping center designed as a traditional old Arabia market.
