About Palm Jebel Ali
Palm Jebel Ali is an artificial island group located in Jebel Ali Free Zone, south of Dubai. Developed by Nakheel Properties, known for Palm Jumeirah, it's set to be a top-notch lifestyle destination. HH Sheikh Mohammed bin Rashid Al Maktoum, Vice President, Prime Minister, and Ruler of Dubai, calls it the city's most exciting project in the past decade, and it's now Dubai's largest island.
Palm Jebel Ali is double the size of Palm Jumeirah and will have 7 islands and 16 fronds when finished. It offers serene living with beautiful beaches and lush greenery.
Palm Jebel Ali will be a stunning development with Dubai's longest coastline stretching over 68 miles. It will offer a wide range of top-notch amenities, including recreational areas, water sports facilities, biking and walking paths, beach camping spots, and family-friendly spaces for a day of fun with loved ones. The island will feature over 80 hotels and resorts, as well as plenty of dining and entertainment options.
Following the Dubai 2040 Urban Master Plan, the developer will incorporate smart home technology and eco-friendly practices to minimize the island's environmental impact. About 30% of the energy used will come from renewable sources, helping Palm Jebel Ali become more self-sufficient and environmentally friendly.
Attractions
Michael R. Henderson, a co-founder of a Canadian architecture company, has big plans for Palm Jebel Ali. He wants to build something extraordinary—a 900-foot replica of the moon on top of a 100-foot building. This project, called MOON, is estimated to cost around USD 5 billion.
MOON will be a unique development featuring a 4,000-room hotel, an arena for 10,000 people, and even a Lunar Colony experience. It will also include a boutique 6-star hotel, a Private Member’s Club, a spa, a nightclub, and a special 'moon shuttle' service for transportation. People can also buy apartments or Sky Villas in MOON, with 500 luxury apartments and 300 Sky Villas available.
Michael Henderson believes that MOON will be a game-changer for tourism in the MENA region. It's expected to attract millions of visitors to Dubai each year, thanks to its global appeal and one-of-a-kind attractions. MOON is designed to welcome up to 10 million guests annually, making it a major tourism destination.
Economic Appeal
Palm Jebel Ali is going to be home to over 35,000 families when it's finished. It's a great spot for anyone who loves living by the beach and wants lots of fun things to do nearby.
Lots of wealthy people from all over the world love buying luxury homes in Dubai. Palm Jumeirah, for example, is super popular for fancy houses. Palm Jebel Ali will likely be just as popular with rich folks looking to invest in property.
Recently, prices for apartments on Palm Jumeirah went up by 8.7%! Now, the average cost for a square foot there is around AED 2K (USD 544). This increase happened because there aren't enough fancy beachfront homes in Dubai. Palm Jebel Ali will help meet that demand.
The tourism industry will also get a boost from Palm Jebel Ali. Lots of new jobs will be created in hotels and resorts there. Plus, cool attractions like the MOON will attract even more visitors to Dubai, making short-term rentals in the area really popular.
Popular Properties
In the first phase, Palm Jebel Ali will offer two collections of exclusive villas: The Beach Collection and The Coral Collection. These villas come in 8 different styles and are located on 4 fronds, resembling the shape of a palm tree.
The villas will have 5 to 7 bedrooms and range from 7,000 to 20,000 square feet in size. Each villa will have direct access to the beach, creating a tropical vibe. They will feature open-plan layouts with private swimming pools, gardens, maid's rooms, driver's rooms, studies, garages, terraces, roof lounges, and more.
As of September 2023, the starting price for a villa on Palm Jebel Ali is AED 18 million (USD 4.9 million).
